Class II <br />structures follow the RM-15 standards. <br />*** Heights are measured from the lowest finished grade to the highest ridge point. FAR is calculated per <br />the PMC. <br />15. Except as amended by this development plan, the uses and site standards for this <br />project shall be those of the RM-1,500 Zoning District. <br />16. Fencing within the PUD shall conform to the fencing plan. Modifications of the fencing <br />plan shall be reviewed and approved by Zoning Administrator. <br />17. Accessory structures proposed for the development shall be designed to be open and to <br />not have solid walls in order to maintain as much open space on each site as possible, <br />except as noted in Condition No. 20 below, related to storage. <br />18. Only natural gas burning fireplaces or USEPA-approved wood/pellet burning stoves shall <br />be allowed. This detail shall be shown on the building permit plan set. <br />Planning <br />19. Prior to building permit submittal, the applicant shall pay one half of the assessed <br />value (1/2 of $5,100.00 = $2,550.00) of the Pecan tree (tree number 1 in the Arborist <br />report) to the Urban Forestry Fund. <br />20. The applicant shall provide two parking spaces (one space shall be covered) on-site per <br />unit. Each space must have a minimum dimension of 10 feet by 20 feet (10' x 20') and <br />cannot be tandem. The private access drive should remain clear for fire and life safety <br />response. All carports shall be provided with storage units that shall be attractive and <br />consistent with the architecture of the existing units, subject to the review and approval <br />of the Director of Community Development. Garages shall be available for parking at all <br />times. <br />21. The applicant is encouraged to use permeable paving for the driveways and hardscape <br />areas; sidewalks, patios, etc. Details shall be provided on the building permit plan set to <br />the satisfaction of the Planning Division before issuance of a building permit. <br />22. The applicant shall provide automatic opening sectional roll-up garage doors on the <br />garages of the single-family houses covered by this approval. The door design and <br />material shall be to the satisfaction of the Director of Planning and Community <br />Development. <br />23. The applicant shall provide high quality siding material on the homes covered by this <br />approval. The siding shall be reviewed and approved by the Director of Planning and <br />Community Development. <br />24. The applicant shall revise the window designs to contain windowsill with trim board <br />under each window. All windows shall be single hung. All proposed arched windows <br />shall be recessed. The windows and window designs shall be reviewed and approved <br />by the Director of Planning and Community Development, prior to building permit <br />
