31. The project developer shall submit two copies of the site soils report to the Chief <br />Building Official for third party peer review and shall pay for such review at the <br />time specified by the Chief Building Official, but in all cases before the issuance of <br />a grading permit. <br />32. All conditions of approval for this case and the final approved green building <br />checklist shall be printed in all building permit plan check sets submitted for review <br />and approval. These conditions of approval and green building checklist shall be <br />on, at all times, all construction plans kept on the project site. It is the <br />responsibility of the property owner to ensure that the project contractor is aware <br />of, and abides by, all conditions of approval and the green building requirements. <br />Prior approval from the Planning Division must be received before any changes <br />are constituted in site design, grading, building design, building colors or <br />materials, etc. <br />33. A construction trailer may be allowed on the site for daily <br />administration/coordination purposes during the construction period. At no time <br />shall campers, trailers, motor homes, or any other vehicle be used as living or <br />sleeping quarters on the construction site. All such vehicles shall be removed <br />from the site at the end of each workday. <br />34. The approved building materials and colors shall be stated on the building permit <br />plans to the satisfaction of the Director of Planning and Community Development. <br />Substitutions shall not be allowed unless otherwise approved by the Director of <br />Planning and Community Development. <br />35. The building developer shall post address numerals on the building so as to be <br />plainly visible from all adjoining streets or driveways during both daylight and <br />night time hours, according to the requirements of the Building and Safety <br />Division and Fire Department. <br />36. Prior to future renovations or construction work, the developer shall obtain all <br />building and other applicable City permits. <br />Prior to buildina aermit submittal and issuance <br />37. Prior to building permit submittal, the applicant shall work with Planning <br />Division, the Engineering Department, and the Fire Department to reduce the <br />private access intersection radii to 25 feet or per the Director of Planning and <br />Community Development by constructing a conventional residential driveway <br />apron and to reduce the width of the private drive design as much as possible. <br />38. Prior to building permit submittal, the applicant shall include details and plan <br />notes to install telecommunications infrastructure consistent with state-of-the-art <br />methods, e.g., cabling for DSL, broadband, or wireless services, wiring for total <br />room access, etc., in effect at the time that building permit(s) are issued.
