Tom Dear, 4120 Stanley Boulevard, expressed concem with the application being approved due to
<br />impacts on the resale value for adjacent homes. He requested that the Commission delay approving the
<br />application until further studies are conducted relating to impacts on real estate values and completion of
<br />structural and pest reports. Further, he requested that the garage be restored to a two-car garage and that
<br />the square footage of the residence be limited to 2,400 square feet to conform with residences in
<br />neighborhood.
<br />Edwazd Rodondi, 4140 Stanley Boulevard, provided clarification relating to the length and width of the
<br />proposed residence.
<br />Patrick Knapp, 4120 Stanley Boulevard, stated he had no objection to the second unit. Further, he
<br />expressed concem with items contained in the staff report including the project being a teaz down versus
<br />an addition, part of the garage being used as a housing unit, termite infestation of the barn, addition of
<br />the laundry room increasing the length of the house, operation of a business out of the residence,
<br />inaccuracy of his concerns as expressed in the staff report, trees being planted that will obstruct his
<br />views, the square footage of the house, runoff of water, and impacts on his natural lighting. He noted
<br />that the residences in this neighborhood are considered "affordable housing" and that the size of the
<br />residence does not conform to a neighborhood with 1,000 square foot homes. In conclusion, he
<br />requested that before the Commission approve the application, a sunlight study be conducted to
<br />determine effects on the neighbors, that structural and pest reports be provided, that the gazage comply
<br />with codes and be returned to a two-car garage, that windows facing the Knapp residence be opaque and
<br />inoperable, and the square footage of house be limited to 2,400 square feet.
<br />Wilona Perry, 5848 San Juan Way, expressed concern with the size of proposed residence, impacts on
<br />scenic views, and the chain link fence erected on the property. She requested that the Commission give
<br />additional thought to approving application.
<br />Stephanie Ricker, 4120 Stanley Boulevard, expressed concern with scenic views being obstructed due to
<br />the construction of the applicant's fence, the chain link fence erected on the property, and not having had
<br />the opportunity to sign the petition of the applicant.
<br />Seth Bland, 4086 Stanley Boulevazd, expressed concem with the size and mass of the proposed addition.
<br />He requested that the Commission require further studies and encourage the applicant to reduce visual
<br />impact from the road and reduce square footage of the residence.
<br />Philip Ciesielski, 4160 Stanley Boulevard, expressed concern with non-permitted work performed on the
<br />property, removal and disposal on his property of ivy from the barn, the applicant buying the adjacent lot
<br />for additional construction, the proposed size of the residence, windows that overlook adjacent
<br />backyards, and the applicant's non-cooperation with neighbors. Mr. Ciesielski provided the Commission
<br />with photographs of the property.
<br />Deborah Rodondi, 4140 Stanley Boulevazd, expressed concern with atwo-story residence being adjacent
<br />to her property; however, she noted that the applicant is following the Zoning Ordinance. She said she
<br />saw the plans and feels that the house is beautiful.
