Boulevard, combining of pazking lots to allow additional setback, and retention of trees along the <br />driveway. He stated that the building has been nicely designed. <br />_ Chairperson Kumazan stated that due to this being a vacant lot for many yeazs, he appreciated a building <br />being built there. Further, that due to the prominence of this location and the visibility, he would desire <br />a 20-foot setback and suggested the applicant work with the adjacent property owner to acquire <br />additional setback. He expressed concern with traffic issues and suggested the installation of a turn lane <br />with the applicant mitigating traffic safety issues. In conclusion, he stated he would vote to deny the <br />application due to traffic safety issues and amount of setback. <br />Commissioner Maas sought clarification relating to signage and trees being planted on Sunol Boulevard. <br />Mr. Iserson clarified by stating that staffs recommendation is for additional trees to be built if signage is <br />on the building versus the windows. Further, he stated that monument signs usually contain the project <br />name and address, but that they have a limitation of three tenants being listed on them. <br />Commissioner Roberts requested that monument signs be installed at the corner of Sonoma Boulevazd <br />and Sunol Boulevard and at the driveway. Further, that striping be installed to alleviate traffic concerns. <br />A motion was made by Commissioner Kameny, seconded by Commissioner Roberts, to approve <br />Cases V-98-13 and Z-98-226 subject to the conditions listed in Exhibit "B" with additional <br />conditions that there be sufficient striping on Sunol Boulevard to alleviate misdirection of vehicles <br />going northbound or vehicles exiting from the subject property; that the existing redwood <br />retaining wall be removed and a concrete retaining wall be installed continuing to the front <br />portion of the cemetery; that there be the addition of four 15-gallon trees on the Sunol Boulevard <br />sidewalk; and installation of an directional sign at the driveway entrance designating the four <br />_ tenants and the suite numbers. <br />ROLL CALL VOTE <br />AYES: Commissioners Maas, Kameny and Roberts, <br />NOES: Commissioner Sullivan and Chairperson Kumazan <br />ABSENT: Commissioner Cooper <br />ABSTAIN: None <br />The motion passed on a 3-2 vote. <br />Resolution No. PC-98-80 was entered and approved as motioned. <br />Commissioner Sullivan stated he voted "no" in opposition to the waiver of the setback. Chairperson <br />Kumazan stated he voted "no" in opposition to the waiver of the setback. <br />b. UP-98-37/Z-98-176 Peter Shutts <br />Application for design review and conditional use permit approvals to allow a rental yard, <br />outdoor storage, and accessory uses, and to allow the placement of five modular buildings <br />and 14 shipping container on site, and to allow the construction of a patio cover and a new <br />business sign, and the repainting of an existing building located at 3878 Stanley Blvd. <br />Zoning for the property is C-S (Service Commercial) District. <br />- Continued to November 23, 1998. <br />PLANNING COMMISSION MINUTES Page 4 October 28, 1998 <br />
