ROLL CALL VOTE: <br />AYES: Commissioner Maas, Roberts, and Chairperson Cooper <br />NOES: Commissioner Kumazan and Sullivan <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. PC-98-52 was entered and adopted as motion. <br />Commissioner Kumazan noted for the record that he is voting "no" due to exacerbation of the pazking <br />situation and due to not being in favor of the in -lieu parking fees. <br />Commissioner Sullivan noted for the record that he is voting "no" because he does not feel there has <br />been an adequate look at that traffic in the area and also because different things can be done with the <br />in-lieu-pazking fees. <br />Commissioner Maas stated her support was due to the recommendation for the amendment to the <br />Municipal Code and also with Council's action last evening accelerating the recovery or collection of the <br />in-lieu-pazking fees. <br />d. Vesting Tentative Tract Maa 7008. Standard Pacific Of Northern California <br />Application for Vesting Tentative Subdivision Map 7008 to subdivide an approximately 16.1-acre <br />site located at the end of Stoneridge Drive on the southeast corner of Trevor Parkway and <br />Stoneridge Drive into 143 single-family lots. The subject property is zone PUD (Planned Unit <br />Development) - LDR and MDR (Low Density Residential and Medium Density Residential) <br />District. <br />Mr. Iserson presented the staff report. He noted that in May 1998, the City Council approved the PUD <br />to create the 143 single-locking homes for this development. He continued by stating the applicant has <br />filed a tentative subdivision map to begin the process of creating the actual lots in conformity with the <br />PUD approval. Further, he noted that the lot size for the project would vary from 2700 to 3500 square <br />feet. Mr. Iserson noted that one parcel will be created for a recreation azea and one parcel for an <br />easement that would be dedicated to the City. <br />Mr. Iserson continued by stating that one issue that was addressed during the PUD was the alignment of <br />Stoneridge Drive, which is not an issue to be decided upon at this time; however, in conjunction with <br />past considerations of the Stoneridge azea, there aze two possible alignments for Stoneridge Drive which <br />will be decided through the Eastside Specific Plan process. In addition, he stated that the applicant has <br />shown alignment in two different ways, and that two lots are being held out until the last phase of <br />development to account for the possibility of alignment. <br />Mr. Iserson continued by stating that there was a requirement for Emergency Vehicle Access (EVA), <br />and that due to alignment, would either be located off of Stoneridge Drive and Wisteria Circle or <br />Chicory Circle. <br />Planning Commission Minutes Page 12 July 8, 1998 <br />
