Commissioner Sullivan asked whether the surrounding property owners had reviewed the plans for
_ this project and whether they were happy with the conditions of approval. Mr. Iserson stated that
although the neighbors reviewed the previous similar plan and were notified of this application, he is
not sure whether they reviewed the modified plans. However, he noted that except for the issue with
the trees, he has received no comments from the surrounding neighbors.
In response to a question from Commissioner Kumaran, Mr. Iserson clarified the available parking
spaces. Commissioner Kumaran stated that he would like to see at least one additional parking space
included; however, Mr. Iserson stated staff feels there are no other opportunities for additional
parking.
Chair Cooper asked whether the applicant would consider installing doors to the parking garages, and
Mr. Iserson noted that that was previously discussed with the applicant and he would probably agree
to do so.
PUBLIC HEARING WAS OPENED
Frank Auf Der Maur, Jr., 4482 Pleasanton Avenue, represented the applicant. He thanked staff for
their assistance on the project and stated that he is in agreement with the staff report and conditions of
approval. In response to Commissioner Roberts' question relating to affordable housing units, he
stated that the issue never arose during the applicantion process, although he expects the rent to be
between $700 and $800 per month, per unit. He also advised her that he intends to occupy the office
building for his own business along with two employees.
In response to Commissioner Sullivan's concern with surrounding property owners, he stated that he
reviewed the site plans with each of them and has spent a considerable amount of time discussing the
project with them. He has received no negative comments relating to the project. In addition, he
confirmed that he would not be opposed to installing garage doors.
Mr. Auf Der Maur also addressed the parking concern and reported that he discussed the possibility of
including tandem parking spaces, but was advised by staff that they are not usually approved.
However, he agreed that additional parking would be beneficial and agreed to include tandem parking
spaces if it could be worked out with staff.
Commissioner Sullivan commented that it would nice to include an open space area for picnics and
barbecues. Mr. Auf Der Maur pointed out the small open space which could be used for outdoor
relaxation or barbecues.
A brief discussion took place relating to the possibility for tandem parking. Mr. Iserson stated that
the City Municipal Code does not allow tandem parking, although the City has been flexible in
allowing it in certain PUD's. He stated that if the Commission felt strongly enough about the issue,
staff would be supportive of the recommendation and would work with the applicant to see whether
tandem parking can be achieved. A variance would be needed since the property is not zoned PUD.
Planning Commission Minutes Page 7 May 13, 1998
