REVISIONS AND OMISSIONS TO THE AGENDA <br />Jerry Iserson noted that item S.a., PUD-83-16-8M, Don and Leslie Pickett, has been withdrawn by the <br />applicant. <br />He also stated that item 8.d., Selection of two Planning Commission reoresentatives to serve on the <br />Heritage Tree Appeals Board, has been continued to the May 13, 1998 meeting. <br />5. MATTERS CONTINUED FOR DECISION <br />a. PUD-83-16-8M, Don and Leslie Pickett <br />Application for a major modification to the approved PUD (Planned Unit Development) site <br />development standards to allow a permanent front-entry/trellis structure to encroach into the <br />Recreation and Open Space Easement (R.O.S.E.) recorded for the benefit of the property located <br />at 2823 El Capitan Drive. Zoning for the property is PUD-MDR (Planned Unit Development - <br />Medium Density Residential) District. <br />As noted above, the application has been withdrawn by the applicant. <br />6. PUBLIC HEARINGS <br />Mr. Iserson suggested that the staff report relating to items 6.a. and 6.b. be combined since they deal <br />with the same applicant with virtually identical plans. There were no objections. <br />a. UP-98-09, Standard Pacifc <br />Application for a conditional use permit for an approximately 530 square foot attached secondary <br />unit located at 2974 Sorano Court. Zoning for the property is PUD - A/OS/LDR <br />(AgriculturaUOpen Space/Low Density Residential) District. <br />b. UP-98-10. Standard Pacific <br />Application for a conditional use permit for an approximately 480 square foot attached secondary <br />unit located at 1265 Pineto Place. Zoning for the property is PUD - A/OS/LDR <br />(AgriculturaUOpen Space/Low Density Residential) District. <br />Mr. Iserson gave a history of the applications, noting that they relate to use permits for secondary units <br />in two proposed new custom homes in Ruby Hills. He described the location and the sites. In addition, <br />he reported that the applicant has already received design review approval for both of the homes, but <br />would like to offer the secondary units as an option to potential buyers. <br />Mr. Iserson stated that both secondary units would be on the ground floor of the homes and each would <br />include a bedroom, bathroom and kitchen with its own sepazate entrance near the garage.
