REVISIONS AND OMISSIONS TO THE AGENDA <br />Jerry Iserson reported that item 6d, PUD-98-O1, has been continued to the March 11, 1998 meeting, and <br />item, 6e, Z-97-310, has been continued to the February 25, 1998, meeting. <br />5. MATTERS CONTINUED FOR DECISION <br />There were none. <br />6. PUBLIC HEARINGS <br />a. PUD-81-30-74D. Chamorro Design GroupBritannia Developments <br />Application for a PUD design review approval to construct an approximately 70,425-square foot, <br />single-story office building to be located at 4125 Hopyard Road, within the Hacienda Business <br />- Park. Zoning for the property is PUD (Planned Unit Development)- I/C-O - <br />(IndustriaUCommercial-Office) District. <br />Jerry Iserson presented the staff report, noting that this item relates to Phase 7, which is the final phase <br />of the project located on a 5-acre portion of the site. Mr. Iserson gave a history of the application and <br />stated that this phase involves the construction of a one-story office building totaling 70,425 squae feet. <br />Mr. Iserson stated that the azchitectural design, colors, and materials will match the buildings <br />constructed during the prior phases. He further reported that the buildings have been designed to have <br />warehouse and shipping components in terms of roll-up doors which can easily be converted to windows <br />in the event the doors are not needed. In this phase, the applicant intends to delete the roll-up doors and <br />add windows. <br />Mr. Iserson briefly described the landscape plan and stated that a variety of trees and shrubs will be <br />planted throughout the site. As required by the guidelines, 25% of the total site, including phases 5 <br />through 7 will be landscaped, even though this phase will have only 18% landscaping. Since these three <br />phases are all one property, this method of calculating the landscape percentage is correct and in <br />conformance with the Hacienda Guidelines. In addition, there will be an outdoor patio area with <br />benches at the main entryway. <br />Mr. Iserson also reported that the proposed signage is similaz to that of the previous phases and, <br />therefore, meets all guidelines.
