UP-98-02, Suzanne Marie Fouke <br />Application for conditional use permit approval to operate asecond-hand clothing store in an <br />existing 400-square foot retail space located at 200 Ray Street. Zoning for the property is C-C <br />(Central Commercial) District, Downtown Revitalization Overlay District. <br />The application has been permanently withdrawn by the applicant. <br />d. PUD~1-30-75D, Shaklee <br />Application for design review approval for a phased corporate headquarters campus totaling <br />625,000 square feet of office, research and development labs, warehousing, and campus services <br />located at 4440 Hacienda Drive. The property is bounded by Gibraltar Drive, Hacienda Drive, <br />Owens Drive, and Willow Road in the Hacienda Business Park. Zoning for the property is PUD <br />(Planned Unit Development) I/C-O (IndustriaUCommercial-Office) District. <br />Mr. Iserson described the proposed application and stated that it would be constructed on a 28.7 acre <br />site. He noted that construction would be completed in three phases, and the applicant is requesting <br />approval for all three stages at this time. <br />The campus would consist of four three-story office buildings, one two-story laboratory, one two-story <br />conference and learning center, one wazehouse, a fitness center, a cafeteria and afive-floor pazking <br />garage. Mr. Iserson described the proposed size and location of each of the buildings. He also reported <br />that the applicant has submitted architectural designs and floor plans for Phase I. In addition, a very <br />unique landscape plan has been submitted which will include a vaziety of plant material traditionally <br />used by Shaklee for medicines and other natural products. <br />Mr. Iserson also reported that the campus could be accessed from all bordering streets. He described the <br />accesses and driveways which would be shared by Shaklee and their neighbor, PeopleSoft. <br />It was also reported that Shaklee designed their structures for maximum light and energy conservation. <br />A two-story glass spine has been incorporated which would connect the office buildings and be the <br />main route between the buildings. In addition, the warehouse location was properly located in order to <br />allow easy truck access from Hacienda Drive. <br />Mr. Iserson further reported that staff has reviewed the plan and have confirmed that it meets all site <br />development standards with the exception of the pazking requirement. <br />Planning Commission Page 4 January 28, 1998 <br />
