14. In the event that the proposed 58 retail parking spaces do not meet the parking <br />demand generated by the commercial tenants' employees and customers, as <br />determined by the Director of Planning and Community Development, the <br />applicant shall designate some of the 222 surface parking spaces at the rear of <br />the site for employee parking. The exact number and location of the commercial <br />parking spaces in the 222-space parking lot would be subject to the review and <br />approval by the Director of Planning and Community Development. <br />15. In the event that the 222-space parking lot at the rear of the site is partially or <br />entirely removed by CalTrans, the applicant shall provide additional on- or off-site <br />parking to meet the parking demand for the project and/or implement measures <br />to reduce parking demand on the site. The exact number and location of the <br />additional parking spaces and any measures to reduce parking demand shall be <br />subject to the review and approval by the Director of Planning and Community <br />Development. <br />16. The tandem parking stalls shall be assigned to the same unit as the parking <br />space in front of the tandem space. <br />17. At least one covered parking space shall be provided per unit. <br />18. The parking/storing of boats, campers, recreational vehicles, and trailers on site <br />or in any parking space shall be prohibited. In addition, the storage of materials <br />in the parking spaces shall be prohibited. The applicanUproperty manager shall <br />be responsible for enforcing these restrictions, which shall be stated clearly in all <br />leases. <br />19. Prior to occupancy, the applicant shall submit details of the after hours parking <br />for the review and approval by the Director of Planning and Community <br />Development. <br />20. All parking spaces shall be striped. Wheel stops shall be provided for the surface <br />parking spaces unless the spaces are fronted by concrete curbs, in which case <br />sufficient areas shall be provided beyond the ends of all parking spaces to <br />accommodate the overhang of automobiles. <br />21. Prior to issuance of a building permit, the applicant shall pay the applicable City <br />and Tri-Valley traffic impact fees for the project. <br />22. Unless otherwise approved by the City Traffic Engineer, the project developer <br />shall install a traffic signal at the Stoneridge Mall Road at Stoneridge Corporate <br />Plaza/project driveway prior to occupancy. The project developer shall be <br />eligible for reimbursement for some costs of the installation of the signal should <br />other future developments benefit from this improvement. The applicant shall <br />enter into a standard City of Pleasanton reimbursement agreement with the City, <br />subject to the review and approval by the City Attorney. <br />3 <br />
