BACKGROUND <br />Tract 7706, Kimberly Commons, is a residential subdivision developed by Kimberly <br />Commons Inc. The property is located west of Peters Avenue and south of St. John <br />Street, as shown on the attached vicinity map. The project consists of five lots; four of <br />the lots are single detached homes, and the fifth lot is a duet unit. <br />Improvements (to be accented) <br />Most of the public improvements along Peters Avenue and St. John Street already <br />existed at the time the subdivision was proposed. Consequently, the only new <br />improvement associated with this development is the new sanitary sewer main in Peters <br />Avenue. All the existing surface improvements along the frontage of the development <br />on Peters Avenue and St. John Street were also reconstructed as part of this <br />development. <br />A maintenance association will be responsible for most of the common on-site <br />landscape, which includes, but is not limited to, a retaining wall at the western and <br />southern tract boundary, front yard landscaping and the storm drain system within the <br />front yards. <br />City Council will be accepting for formal maintenance the new sanitary sewer in Peters <br />Avenue and the surface improvements (curb, gutter, sidewalk, access ramp) along the <br />frontage of the development on Peters Avenue and St. John Street.
