In addition, this letter has <br />been reviewed, and has the support of, James Paxson, the General Manager of the Hacienda <br />Business Park Owners Association, and BRE and WP Carey, the proponents of pending <br />residential projects within Hacienda. <br />At yow upcoming August 27 workshop, we look forwazd to discussing ow collective belief <br />that a Planned Unit Development ("PUD'~ Modification, rather than a Specific Plan, would <br />be a better and more appropriate planning vehicle for building on Hacienda's past success <br />and fitrthering ow mutual goals For Hacienda's futwe. We enthusiastically embrace yow <br />mixed-use, sustainable development vision for Hacienda in yow draft General Plan Update. <br />Background <br />When the Hacienda Business Park ("Hacienda") was originally developed in the eazly 1980s, <br />Hacienda primarily consisted of office uses. Since that time, the approximately 730 net acres <br />at Hacienda has evolved into a pioneering mixed use community, trending with modern <br />concepts of smart growth and sustainability. In addition to its commercial employment uses, <br />Hacienda's early incorporation of a hotel and retail uses grew to include 1,530 multiple and <br />single family homes and 900,000 sq. ft. of retail space.
