RESOLUTION NO. 86-503 <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-81-30-35D <br /> <br />1. That the development shall be substantially as shown on the <br /> site plan, building elevations, landscape plan, grading plan <br /> and utility plan, Exhibit A, on file with the Planning <br /> Department, except as modified herein. <br /> <br />2. That the developer submit a building permit survey and a site <br /> development plan in accordance with the Survey Ordinance, and <br /> that these plans be approved by the City Engineer prior to <br /> the issuance of a building permit. That the site development <br /> plan include all required information to design and construct <br /> site, grading, paving, drainage and utilities. Specific <br /> items to be indicated on the site development plan necessary <br /> to construct the improvements are to be in accordance with <br /> the most recent City of Pleasanton Private Development Design <br /> Guidelines and Standard Details. <br /> <br />3. That at no time shall there be any outdoor storage of any <br /> type (trash,materials, etc.) in the parking lot, sidewalks, <br /> service and loading areas (except for sidewalk sales pursuant <br /> to Chapter 18,116,040 of the Pleasanton Municipal Code). <br /> <br />4. That the proposed mitigation measures, as identified in the <br /> previous traffic studies completed for the AT&T and Reynolds <br /> and Brown projects, for Hopyard Road/Owens Drive and Hopyard <br /> Road/EB 1-580 off ramp be interim and done at the time it is <br /> deemed necessary by the City Engineer. If said improvements <br /> are required to be constructed, then the City shall spread, <br /> if feasible, the cost in proportion to the pro rata square <br /> footage share of all buildings whose approval was made <br /> possible by these mitigation measures. <br /> <br /> 5. In the event the city adopts a school mitigation impact fee, <br /> the developer shall be responsible for paying the adopted <br /> rate, not to exceed 25 cents per square foot, for any <br /> building for which a building permit has been issued for a <br /> time period one year prior to the adoption of the fee and for <br /> any building permit subsequent to the adoption of that fee. <br /> <br /> 6. That the development shall be subject to all conditions of <br /> approval of Ordinance No. 1109 reapproving the Hacienda <br /> Business Park. <br /> <br /> 7. That the applicant incorporate additional tall profile, dense <br /> evergreen vegetation to the rear of Building #1 in order to <br /> further screen the buildings from Hopyard Road and Stoneridge <br /> Drive, said additional landscaping to be cooperatively <br /> designed and agreed to by the developer and the Planning <br /> Director. <br /> <br /> <br />
