Actions of the Planning Commission -July 9, 2008 <br />Commissioners Present: Phil Blank, Anne Fox, Kathy Narum, Greg O'Connor, and <br />Arne Olson. <br />Commissioner Absent: Commissioner Pearce. <br />PUD-72, Jerome and Laura Raney <br />Application for Planned Unit Development rezoning of two parcels totaling approximately <br />.51 acres from the RM-1,500 (Multiple-Family Residential) District to the PUD-HDR <br />(Planned Unit Development -High Density Residential) District and development plan <br />approval to construct three new residences at 4715 and 4693 Augustine Street. <br />This item was continued to the July 23, 2008 Planning Commission meeting. <br />PDR-780/PCUP-228, Ben Stoller/Centro Properties Group <br />Application for design review approval for modifications to an existing building and for <br />site design changes and for a conditional use permit to operate a grocery store at <br />3903 Santa Rita Road in the Rose Pavilion. Zoning for the property is C-C (Central- <br />Commercial) District. <br />Staff Recommended: Approval. <br />Action Taken: Approved per staff, with minor modifications. <br />Vote: 5-0. <br />PUD-74, Ponderosa Homes <br />Application for Planned Unit Development (PUD) development plan to construct <br />110 detached single-family homes for residents aged 55 years and older at the public <br />school option/Medium Density Residential-senior housing site located at 1 Reimers <br />Drive in the Ironwood Development. Zoning for the property is PUD-LDR/MDR/HDR/ <br />P&I & Mixed P&I/MDR (Planned Unit Development -Low Density Residential/Medium <br />Density Residential/ High Density Residential/Public & Institutional and Mixed Public & <br />Institutional/Medium Density Residential) District. <br />Also consider the Negative Declaration prepared for the project. <br />Staff Recommended: Recommend approval. <br />Action Taken: Recommended approval per staff, with modifications to the Conditions of <br />Approval that the retaining walls be installed at the Tentative Map stage; <br />that the applicant work with staff to design street sections that would <br />provide sidewalks on both sides of the street; and that the applicant work <br />with staff to provide storm water treatment design solutions, subject to <br />the review and approval of the City Engineer and the Director of Planning <br />and Community Development. <br />Vote: 4-1 (Fox voted no). <br />Page2of3 <br />
