PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 981 <br />WHEREAS, the application of MacKay & Somps on behalf of Mackay <br />Homes, Inc., for approval of Tentative Tract X3158, has <br />come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that Tentative Tract X3158, Mackay Homes, Inc., <br />be approved subject to the following conditions: <br />1. That prior to any construction on the subject property <br />the developer shall adhere to Sec. 13.116 of Zoning <br />Ordinance No. 520 and submit final development plans. <br />2. That a precise landscaping plan shall be submitted <br />concurrent with the Final Development Plan. <br />3. That recreational facilities be specified at the time of <br />the Final Development Plan Review. <br />4. That all guest parking places be striped and bumper <br />stopped. <br />5. That a six-inch concrete curb be provided where paving <br />abuts landscaping. <br />6. 14iat a street lighting program be submitted for review <br />in conjunction with the Final Development Plans. <br />7. That all is-tract easements be granted as public service <br />easements with no reference to specific use and that the <br />Public Service Easement along the northwesterly tract line <br />be a minimum of 15 ft. in width. <br />8. That the number, size and location of fire hydrants <br />remain subject to change pending completion of a study of <br />this matter by the Fire Chief. <br />9. That the developer provide all the street lighting <br />facilities necessary Co adequately light the streets <br />within and adjacent to this tract at the lowest possible <br />coat to the City. <br />10. That electric power distribution and communication <br />service systems be placed totally underground except for <br />pad-mounted transformers and above-ground splicing cabinets <br />where necessary. <br />11. That approval of the water supply and distribution <br />system be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the proposed <br />system meets both the immediate and long range requirements <br />for supplying water in this area. <br />12. That approval of the sanitary sewer system be withheld <br />until the developer has demonstrated to the satisfaction <br />of the City Engineer that the proposed system is adequate <br />for the service area and generally meets the immediate and <br />long range requirement of the sanitary sewer system in <br />this and all tributary areas. <br />
