BACKGROUND <br />Tract 7240, Chateau Country Estates (Hahner Property), developed by Greenbriar <br />Homes, consists of 30 single-family detached residential lots and is located between <br />Vineyard Avenue, Old Vineyard Avenue (Vineyard Trail) and the future Neal School site <br />in the northwest portion of the Vineyard Corridor. <br />In addition to 30 single family detached custom residential lots, Tract 7240 also created <br />Parcels "A", "B", "C" and "D". Parcel "A" is a 17.5 acre custom home vineyard estate <br />parcel. Parcel "B" is a 40,000 (plus) square foot custom home lot. Parcels "C" and "D" <br />were dedicated to the City for open space <br />Improvements (to be accepted) <br />Four new public streets were constructed as part of the Tract 7240 improvements, <br />Vineyard Heights Lane (formerly Hahner Avenue), Chateau Heights Court (formerly <br />Darcie Place), Vineyard Terrace, and Rolling Hills Lane (both Vineyard Terrace and <br />Rolling Hills Lane were formerly named DuPont Circle). Vineyard Terrace was extended <br />southerly with the Berlogar Development. Tract 7399 and Rolling Hills Lane will be <br />extended in a southwesterly direction with the development of the Chrisman's property. <br />Once the Chrisman development occurs, there will be a continuous loop street from the <br />Chateau Country Estates through the developments to the south. <br />The street light system, storm drain system, sanitary sewer, and the water systems <br />within the public streets serving this tract will be maintained and operated by the City. <br />The owner of Parcel "A" will be responsible for the maintenance of the vineyard. The <br />maintenance association will be the responsibility for maintaining the open space parcels <br />("C" and "D"). <br />City Council will be accepting for formal maintenance the public improvements as <br />described above.
