10. Easements, <br />a. All in -tract easements shall be granted as public service ease- <br />ments with no reference to specific use, and they shall be 10 <br />feet wide unless a specific variance is granted by the City <br />Engineer. <br />b. Drainage easements or drainage releases will be required on ad- <br />jacent property for all outfall lines shown. <br />11. Channel Dedication - The channel paralleling Granath* Ave. on the <br />south side shall be dedicated to the City as shown, it shall be pro- <br />vided with an adequate road for maintenance and routine patrol, and <br />the subdivider shall be required to fence the rear lot lines along <br />both Bides of this channel with 6' high chain link type fence at the <br />time the adjoining properties develop. <br />12. Haul Roads - Inasmuch as the existing section of Kottinger Ave. from <br />the Tract boundary to First Street was not designed or built to carry <br />the traffic anticipated to be generated by this development, the <br />developer shall construct an adequate temporary haul road from Vine- <br />yard Avenue during the early phases of development, and construction <br />traffic shall be kept off of Kottinger Ave. during all stages of the <br />development of this Tract. If the developer chooses, he may use <br />Kottinger Ave., provided it is adequately maintained by him, and in <br />the event of serious deterioration it shall be rebuilt by him at no <br />coat to the City. The degree of maintenance and deterioration shall <br />be determined by the City Engineer. <br />13. Other Ordinances - Unless specifically modified by the Planning Com- <br />mission (within legal limits allowed) as part of the approval of <br />this Tentative Nap, the development shall conform to all applicable <br />ordinances and regulations of the City of Pleasanton and all other <br />agencies having jurisdiction. <br />14. Approved Map - The annotations to the Tentative Map labeled Exhibit <br />"A' of the City Engineer's report to the Planning Commission of <br />June 12, 1963, are all incorporated as conditions of approval of the <br />Tentative Map for Tract 2481. <br />Dated: June 12, 1963 <br />ST: <br />mes M.
