Final approval should be withheld until the design of the off -site drainage <br />channel has been submitted to and approved by the City Engineer. <br />6. Water Supply and Distribution System - The City and the Water District <br />have determined that lot 65 is unsatisfactory for the water supply and <br />distribution facilities that will be necessary in tte atea and ask instead <br />that lots 186 and 187 or lot 187 and approximately 140 feet of depth of <br />the 49 foot wide strip of land adjacent to lot 187, shown on the tentative <br />map as proposed land exchange with school, be reserved for well and facility <br />site. Lot 65 should be eliminated. The water main along Santa Rita Road <br />should be sized to conform with long range requirements. <br />Final approval should be withheld until these matters are worked out and the <br />developer has submitted acceptable engineering calculations for the distribution <br />system within the tract. <br />7. Sanitary Sewer System - Several sections of sewer mains have slopes flatter <br />than those listed as minimum in the Design Guide. These sections should be <br />changed to follow the Design Guide. <br />The sewer main along Santa Rita Road should be located within the frontage <br />road. The sewage lift station should be located within the planting area. <br />Final approval should be withheld until the developer has submitted engineering <br />calculations and has demonstrated to the satisfaction of the City Engineer that <br />the sewer system is adequate for the proposed development. <br />8. Electric Power Distribution, Street Lighting, and Telephone Service Systems <br />In accordance with Article 8, Ordinance 358, the Planning Commission must <br />specify the method of installation of public utilities at the time of <br />approval of the tentative map. It ie recommended that streamlined under- <br />ground systems be used in this development. <br />9. Easements - It is recommended that all in -tract easements be granted as <br />public service easements with no reference to specific use. <br />10. Other Ordinances - Unless specifically modified by the Planning <br />Commission at the time of approval of this Tentative Map, the development <br />shall conform to all applicable ordinances and regulations of the City of <br />Pleasanton and all other agencies having jurisdiction. <br />11 Modifications - The Planning Commission granted a modification of Paragraph <br />6, Section 7.14, Ordinance 358, which required a minimum lot depth of <br />120 feet where the rear of a lot is adjacent to a playground, or <br />other similar nonresidential use, or to the right -of -way of a <br />thoroughfare. The Planning Commission waived this requirement for lots <br />62 through 64 and 166 through 178. <br />2. <br />
