PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1900 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF A PLANNED <br />UNIT DEVELOPMENT FOR JAMES PRICE DEVELOPMENT COMPANY <br />AS FILED UNDER CASE PUD-80-8. <br />WHEREAS, James Price Development Company has applied to rezone from <br />RM-4000 (Multiple-Residential) District to the PUD (Planned <br />Unit Development) District a 3.2 acre site located on the <br />north side of Black Avenue between Harvest Road and Crestline <br />Road. Their application also included a request for develop- <br />ment plan approval for a 34-unit townhouse complex proposed <br />to be built at this location; and <br />WHEREAS, a public hearing was field August 13, 1980 wherein all <br />pertinent information was presented for the Commission's <br />review. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />J- Section 1. The Planning Commission recommends approval of case <br />PUD-80-8 because it has been determined that this project <br />meets all objectives of the Zoning Ordinance subject to the <br />following conditions: <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with the Planning <br />Division. <br />2. That a final landscaping plan showing numbers, sizes <br />and types of plants be submitted to the Planning <br />Division for approval prior to issuance of a building <br />permit. <br />3. That the application as proposed shall be subject to <br />additional requirements under the City Fire Code. The <br />applicant is requested to contact the Fire Prevention <br />Bureau for more detailed information. <br />4. That prior to filing a final subdivision map on the <br />subject property, CC&Rs for the development shall be <br />approved by the City Attorney. These CC&Rs shall <br />provide for a homeowners association with sufficient <br />power to manage all commonly owned areas. These CC&Rs <br />shall also contain a provision requiring gates in all <br />fences to the rear of the 16 northernmost units and <br />
