r ~ <br />2. That the applicant and Hopyard Center owners acknow- <br />ledge in writing that they are aware that upon viola- <br />tion of any of the conditions of this permit, the <br />permit is subject to immediate suspension and that <br />it may be revoked after a public hearing as stipulated <br />in Section 2-11.14, Article 25 of the Zoning Code of <br />the City of Pleasanton. <br />3. That any and all signs on the property must be <br />in conformance with a comprehensive signing program <br />for the entire center, which has been approved by <br />the City. <br />4. That a rear exit shall be supplied from the cocktail <br />lounge and any tenant improvements shall be subject <br />to building permits. <br />5. That if required by the Police Department, a suitable <br />security alarm system shall be installed on the premises. <br />6. That a fire permit be secured by the applicant from <br />the City Fire Department based upon tenant improvements <br />to be submitted for review. <br />If your Commission approves this permit, the staff suggests that <br />you make the following findings required for the granting of a <br />use permit prior to such approval: <br />A. That the proposed location of the conditional use is in <br />accord with the objectives of the Zoning Ordinance and <br />the purposes of the district in which the site is <br />located. <br />B. That the proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety or welfare or be material injurious <br />to properties or improvements in the vicinity. <br />C. That the proposed conditional use permit will comply <br />with each of the applicable provisions of this chapter. <br />-2- <br />
