PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF AT.AMF'DA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 1936 <br />A RESOLUTION OF THE PLANNING COMMISSION RECOMMENDING <br />APPROVAL FOR A PLANNED UNIT DEVELOPMENT FOR REYNOLDS <br />AND BROWN AS FILED UNDER CASE PUD-80-14. <br />WHEREAS, Reynolds and Brown have applied for approval of a PUD <br />plan for a Business/Industrial Park proposed for the <br />60 acre site located south and west of the Denny's, <br />Hungry Hunter, Carnation Commercial Complex; and <br />WHEREAS, the property is zoned PUD (Planned Unit Development- <br />Industrial/Commercial and Offices) District; and <br />WHEREAS, the Planning Commission held a public hearing on <br />January 14, 1981 at which time all pertinent documents <br />and testimony were reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission recommends approval of case <br />PUD-80-14 subject to the following conditions: <br />1. That the development shall be constructed substantially <br />as indicated on the development plan, Exhibit A, on file <br />with the Planning Division. <br />2. That since the development plan does not show the. specific <br />design of buildings to be constructed on the property, all <br />buildings and individual site landscaping and parking <br />shall require approval by the Design Review Board prior <br />to issuance of building permits. <br />That the applicant be reminded that a condition of <br />approval of the general plan amendment (GP-79-12) for <br />the subject property is that the main point of access <br />to the development shall be via a road extending from <br />Hopyard Road through the Gothschalk Paperbox Paper <br />Company (Meyers) property and that a traffic signal <br />at the intersection of this access road and Hopyard <br />Road shall be installed at no cost to the City when <br />determined by the City Council. <br />That because of the traffic generated by the development <br />on the subject property, Johnson Drive shall be widened <br />at full expense to the developer from Hopyard Road to <br />the western property line of the subject property. The <br />roadway shall be sufficient to accommodate a left-turn <br />
