Res. 1962 <br />Page 13 <br />the amelioration of traffic congestion caused by <br />development of the subject property. These <br />facilities may be those discussed in the North <br />Pleasanton Traffic Studv. Volumes I and III <br />business Center Or Other facilities deemed <br />necessary by t e City. The agreement shall <br />be entered into prior to approval of the final <br />map for the subdivision of the first unit of the <br />subject property. <br />61. That prior to the submittal of improvement plans <br />for the subdivision of the first unit of the <br />subject property, the developer shall fund (or <br />participate in the funding of) a comprehensive <br />water study of the north Pleasanton area to <br />identify short and long term improvements <br />necessary to achieve adequate water supply and <br />pressure. In order to achieve timely completion <br />of such improvements concurrent with the develop- <br />ment of the subject site, the developer shall <br />enter into an agreement to pay his appropriate <br />share of the cost of the water facilities reason- <br />ably necessary to serve the subject site or made <br />necessary due to the cumulative development in <br />the north Pleasanton area. Improvements may be <br />made via reimbursement agreements, assessment <br />districts, or benefit districts as best meets <br />the needs of the City and developer. The method <br />of implementation shall be decided and entered <br />into when determined necessary by the City Engineer <br />and City Attorney. <br />62. That the project shall be constructed in such a way <br />as to minimize fire hazards. Developer shall enter <br />into an agreement to participate in the reasonable <br />funding of an independent report of fire service <br />requirements necessitated by the subject project <br />and by other north Pleasanton industrial/commercial/ <br />office projects. The developer and other benefitted <br />land owners shall enter into an agreement to pay <br />their appropriate shares of an assessment district <br />or other districts created to fund the reasonable <br />additional fire services required, according to the <br />report, to serve this project and other north <br />Pleasanton projects, while maintaining the existing <br />City-wide level of fire service.
