20. That. all areas of native vegetation disturbed as a <br />result of development on the subject property shall be <br />replanted with native drought resistant vegetation, <br />including larger slower growing trees seldom planted <br />by developers (sycamore, valley oak, blue oak and <br />coast live oak). <br />21. That in order to reduce erosion and grading, land <br />preparation should be restricted to the period of <br />April to November and all errodable slopes shall be <br />hydromulched or otherwise stabilized by November 15th <br />(this will reduce deposition of sediments and chances <br />of degrading water quality in surrounding creeks). <br />22. That temporary sediment retention basins shall be <br />provided in the design of the development to the <br />satisfaction of the City Engineer. Maintenance of <br />these retention basins should be ensured throughout <br />the full construction of the project. Oil and grease <br />traps shall be utilized on site to catch grease and <br />oil. <br />23. That since the development plan does not show the <br />specific design of buildings to be constructed on <br />the property, all buildings and individual site, <br />landscaping and parking shall require approval <br />by the Design Review Board prior to issuance of <br />building permits. <br />24. That there shall be no buildings on the subject <br />property over five stories or 65 ft, in height <br />at the parapet. <br />25. That a maintenance district or some other privately <br />funded comprehensive procedure shall be used for <br />the maintenance of all interior street surfaces, all <br />public lighting and landscaping within the development <br />and all required landscape/berm areas. The Valley <br />Avenue and Bernal Avenue medians in front of the <br />subject property shall be maintained in the same <br />manner. <br />26. That site specific, soil studies shall be done <br />for all buildings constructed on the subject property. <br />27. That all buildings on the subject property shall <br />employ solar energy to the maximum extent reasonable, <br />as determined by the Design Review Board. <br />~~~ <br />-4- <br />
