3. That approval of this case is conditioned upon the <br />approval of case Z-79-73 and any conditions which <br />may be attached thereto by the Design Review Board. <br />4. That the property owner process a parcel map for <br />the subdivision of the property. Said map not to <br />include as a separate parcel, the strip between <br />the freeway right-of-way and developed portion of <br />the site. <br />5. That the developer submit a building permit survey <br />and site development plan in accordance with the <br />Survey Ordinance (Article 3, Chapter 3, Title II) <br />and that these plans be approved by the City Engineer <br />prior to the issuance of a building permit. <br />6. That the site development plan include all the <br />required information to design and construct site, <br />grading, paving and drainage. <br />7. That the paving sections for the parking and drive <br />areas be designed on the basis of an R-Value test -. <br />and traffic index to carry the anticipated traffic <br />load. The design shall be approved by the City <br />Engineer. The minimum paving section shall be <br />2" A.C. on 5" A.B. The minimum paving slope shall <br />be 1~. <br />8. That the developer's contractor obtain an encroach- <br />ment permit from the City prior to the beginning <br />of construction. <br />9. That the developer pay any and all fees that he <br />may be subject to. <br />10. That based upon the traffic engineer's estimate of <br />the McDonald's restaurant would generate 16~ of the <br />traffic at the Santa Rita Road/Pimlico intersection, <br />the applicant shall pay the City $9600 (16~ of the <br />$60,000 cost of the signal) to be used for the <br />purpose of installing a traffic signal at that <br />intersection.
