Res.. 1806 <br />7. That all heritage size trees on the subject property be <br />retained. <br />8. That the zoning regulations for this development shall be <br />those of the R-1-10,000 District. <br />9. That Pico Avenue shall be constructed at least as a <br />half-street from First Street to the eastern boundary <br />line of the subject property in conjunction with the <br />development of the subject site. <br />10. That the design, engineering and construction of the <br />First Street-Pico Avenue intersection and Pico Avenue <br />from First Street to the eastern boundary line of the <br />subject property shall be subject to the approval of <br />the City Engineer, and accomplished without cost to <br />the City. <br />11. That conditions relating to grading, drainage, dust <br />control, erosion control, street widths, street <br />improvements, location of utilities, etc. shall be <br />considered at time of submittal of the tentative map <br />on the subject property. <br />12. That Pico Avenue be aligned to minimize grading and <br />save as many trees along the route as possible. _ <br />13. That the developer be aware that a study will be carried <br />out to determine the need to signalize the intersection <br />of First Street and Pico Avenue, and that the developer <br />shall enter into an agreement with the City obligating <br />him to pay for his fair share of the cost of installation <br />of such a signal. <br />14. That there be a minimum of 300 ft. from center line to <br />center line of those streets which intersect future <br />Pico Avenue from the subject property and from the <br />Mission Hill property (PUD-79-10). <br />15. That final design of the open space area and private <br />drives shown on the plan shall be approved as part <br />of the tentative subdivision map. <br />16. That if there is to be common open space in the project, <br />prior to filing of a final map, CC&RS shall be <br />approved by the City Attorney. The CC&RS shall <br />provide for a Homeowners Association with sufficient <br />power to manage all commonly owned areas. The City <br />shall be named as beneficiary of said CC&RS and <br />granted the power to enforce its provision if the <br />Homeowners Association fails to do so. <br />-2- <br />
