PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1806 <br />A RESOLUTION OF THE PLANNING COMMISSION RECOMMENDING <br />APPROVAL OF THE APPLICATION OF CENTEX HOMES FILED <br />UNDER PUD-79-11. <br />WHEREAS, Centex Homes has applied to rezone a 32.4 acre site <br />between Pleasanton upper playfield and Mirador Drive <br />immediately southerly of the residences bordering <br />Angela Street from the A (Agricultural) to the <br />PUD (Planned Unit Development-Residential) District <br />and for development plan approval for a 79-lot, single- <br />family residential subdivision; and <br />WHEREAS, the Planning Commission took public testimony concerning <br />this rezoning and reviewed all reports and exhibits; and <br />WHEREAS, the Planning Commission has determined that the PUD <br />(Planned Unit Development-Residential) is in conformance <br />with the General Plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission recommends approval of PUD-79-11 <br />subject to the following conditions: <br />1. That the development be substantially as shown on <br />the development plan, Exhibit A, on file with the <br />Planning Division. <br />2. That a detailed landscape plan of all areas to be <br />landscaped by the developer be submitted to the <br />Planning staff for approval prior to consideration <br />of a tentative map on the subject property. <br />3. That the minimum depth of level back yard area for <br />any lot be 20 ft. <br />4. That conceptual elevations or final elevations of <br />houses to be constructed on the property shall be <br />approved by the Planning Commission prior to approval <br />of the final subdivision map. <br />5. That all perimeter fencing, especially the fencing along <br />Pico Avenue, shall be approved by the Planning Com- <br />mission prior to final map approval. <br />6. That the applicant submit a house siting plan for approval <br />by the Planning Division prior to final map approval. Said <br />plan to also show the height of proposed houses. <br />
