PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1809 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF <br />PUD-79-9, CASTLEWOOD PROPERTIES. <br />WHEREAS, Castlewood Properties has applied for rezoning of an <br />approximately 6 acre parcel located at the southwest <br />corner of Pico Avenue from the R-1-6500 District to the <br />PUD (Planned Unit Development-Medium Density Residential) <br />District and development plan approval for a project <br />consisting of 9-single family lots and 25 condominium <br />units; and <br />WHEREAS, the Planning Commission took public testimony concerning <br />this rezoning and reviewed all reports and exhibits; and <br />WHEREAS, the Planning Commission has determined the application <br />is in conformance with the General Plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. That the Planning Commission recommends the proposal, <br />PUD-79-9, be approved subject to the conditions outlined <br />below. <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with the <br />Planning Division except that Pico Avenue in front <br />of the subject property shall be 84 ft. (with <br />median) in width. <br />2. That the site development standards for the single family <br />residential portion of the project be those of the <br />R-1-10,000 District. <br />3. That the site development standards for the condominium <br />portion of the project be those of the RM-4000 District. <br />4. That all garage doors be of wood construction. <br />5. That prior to filing of a tentative map on the subject <br />property, the CC&Rs for the development shall be approved <br />by the City Attorney. The CC&Rs shall provide for a <br />homeowners association with significant power to manage <br />all commonly owned areas. The City shall be named as <br />beneficiary of said CC&Rs and granted the power to enforce <br />its provision if the homeowners association fails to do <br />so. <br />/// <br />
