PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1811 <br />A RESOLUTION RECOMMENDING APPROVAL OF PUD-79-10 <br />AS FILED BY FLYING J OIL COMPANY <br />WHEREAS, Flying J Oil Company has applied for planned unit <br />development (Industrial and Commercial) zoning for <br />the 60 acre site located immediately south of Johnson <br />Drive and about 700 ft. west of Hopyard Road and for <br />development plan approval for a motel proposed to be <br />located on the northwesterly approximately 8 acres of <br />the site. The property is zoned PUD (Planned Unit <br />Development-Industrial) District; and <br />WHEREAS, the Planning Commission held a public hearing to review <br />this application on October 10, 1979; and <br />WHEREAS, all pertinent reports, documents, maps and testimony were <br />reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />~- Section 1. The Planning Commission recommends approval of PUD-79-10 <br />subject to the following conditions: <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, and the conceptual phased <br />master plan, Exhibit B, on file with the Planning <br />Division with the understanding that the development <br />plan is approved for a 199 unit or a 153 unit motel only, <br />and that the restaurants and uses shown on the remainder <br />of the 60 acre parcel are conceptual only, and subject <br />to approval under future development plans. <br />2. That if only 153 units are built initially, the two <br />easternmost buildings shall be the structures omitted <br />and the areas they would have occupied completely <br />landscaped to the satisfaction of the City. If the <br />developer wishes to substitute other uses or structures <br />for those two buildings, a modification to the PUD-79-10 <br />development plan will first be required. <br />3. That the applicant be reminded that a condition of <br />approval of the general plan amendment (GP-79-12) <br />recently approved for the subject property was that <br />a signal be provided at no cost to the City at the <br />future intersection of the divided access road and <br />Hopyard Road. <br />
