That the electric power distribution and communi- <br />cation system be placed underground, except for <br />above ground splicing cabinets and pad mounted <br />transformers where necessary and where approved by <br />the City. <br />10. That all in tract easements be granted as public <br />service easements. <br />11. That a grading plan be submitted for approval as <br />part of the improvement plans, and that the minimum <br />grade for streets or drives be set at .5~ unless <br />otherwise approved by the City Engineer. <br />12. That park dedication fees of the amount in effect <br />at the time of approval of the final map shall <br />be paid by the developer prior to approval of the <br />final map. <br />13. That all proposed streets in the development be <br />dedicated as a public service easement. <br />14. That this approval is granted for 32 lots only. <br />Section 2.
