PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1815 <br />A RESOLUTION OF THE PLANNING COMMISSION APPROVING <br />A TENTATIVE MAP TRACT 4263 FOR DEWITT WILSON <br />WHEREAS, DeWitt Wilson has applied to subdivide an approximately <br />4.9 acre site located along the south side of Junipero <br />Street between Sunol Boulevard and Sonoma Drive into <br />32 separate parcels. Zoning for the property is PUD- <br />Residential District; and <br />WHEREAS, the Planning Commission took public testimony concerning <br />this application and reviewed all reports and exhibits. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. That the Planning Commission approves Tentative Map <br />Tract 4263 subject to the following conditions: <br />1. That approval of this subdivision is subject to all <br />conditions of approval of case PUD-79-4, <br />2. That the developer provide a storm drainage system, <br />sanitary sewer system and water system to adequately <br />serve this development, and that approval of these <br />systems shall be withheld pending final design, <br />3, That any wells on the property be sealed in accordance <br />with and under the supervision of Alameda County <br />Zone 7, <br />4. That each unit in the development have a separate <br />water meter. <br />5. That the developer submit complete and detailed <br />landscape plans for the subject property including <br />automatic irrigation systems for all properties <br />which will be landscaped and maintained by the <br />developer and/or homeowners association. <br />6. That the developer submit a street tree plan to the <br />City for review and approval prior to approval of the <br />final map. <br />7, That the developer provide a 6 ft. high solid board <br />fence with pilasters per standard detail number 31 <br />wherever fencing is proposed adjacent to public <br />property or public rights-of-way. <br />8. That the developer provide street lighting facilities <br />as approved by the City to adequately light the <br />streets in and. adjacent to this tract at the <br />
