3. That the developer post a cash bond or letter of <br />credit in an amount satisfactory to the Chief <br />Building Inspector to provide for the conversion <br />of the sales office into a garage and that this <br />action be taken prior to final building inspection <br />of the models. <br />4. That the approval of this use permit does not con- <br />stitute approval of any signing for the development <br />and that if signing is desired, that it be submitted <br />to the City under seperate application. <br />5. That this use permit is granted for a period of one <br />year, at which time the proponents must reapply for <br />a new permit if they wish to continue use of the <br />complex. <br />6. That all trees used in the model home complex be a <br />minimum of 15 gallons in size and all shrubs a minimum <br />of 5 gallons in size. <br />7. That a burglar alarm system be installed in all <br />furnished model homes, said system to be approved <br />by the Police Department prior to installation. <br />8. That no flags, banners, pinwheels, or similar <br />attention drawing devices be utilized in the <br />complex. <br />9. That the developer post an aerial photo in the sales <br />office showing the types of facilities and land uses <br />surrounding the complex. That signs be posted in all <br />model homes advising prospective buyers of those features, <br />including landscaping, which are optional and not included <br />as part of the purchase price. <br />10. That the developer call for final building inspection <br />by the City prior to any of the model homes being closed <br />for sale. <br />11. That exterior lighting be provided for the complex, the <br />number and location of lights to be approved by the <br />Police Department. <br />12. That the developer install street trees in accordance <br />with City standards prior to use of the models. <br />Section 2. This resolution shall become effective immediately upon <br />its passage and adoption. <br />/// <br />
