That the developer post a cash bond or letter of credit in an amount satisfactory to the Chief Building Inspector to provide for the conversion of the sales office into a garage and that this action be taken prior to final building inspection of the models. 4. That the approval of this use permit does not con- stitute approval of any signing for the development and that if signing is desired, that it be submitted to the City under seperate application. 5. That this use permit is granted for a period of one year, at which time the proponents must reapply for a new permit if they wish to continue use of the complex. 6. That all trees used in the model home complex be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons in size. 7. That a burglar alarm system be installed in all furnished model homes, said system to be approved by the Police Department prior to installation. 8. That no flags, banners, pinwheels, or similar attention drawing devices be utilized in the complex. 9. That the developer post an aerial photo in the sales office showing the types of facilities and land uses surrounding the complex. That signs be posted in all model homes advising prospective buyers of those features, including landscaping, which are optional and not included as part of the purchase price. 10. That the developer call for final building inspection by the City prior to any of the model homes being closed for sale. 11. That exterior lighting be provided for the complex, the number and location of lights to be approved by the Police Department. 12. That the developer install street trees in accordance with City standards prior to use of the models. Section 2. This resolution shall become effective immediately upon its passage and adoption. ///
