3. That the frontage of Foothill Road across lots 16-19, 21 <br />and 24 be shown and recorded as non-access areas. <br />4. That access from lots 20 and 25-28 be designed to minimize <br />the number of driveways onto Foothill Road. <br />5. That the proposed 28 ft. access road shown as an extension <br />of the private roadway be designed and graded as part of the <br />construction of this development. <br />6. That an access easement over the proposed private roadway <br />be shown and recorded to provide for emergency access and <br />for public maintenance of the water line. <br />7. That approval of the storm drainage system be withheld <br />pending final design, that the storm drain for Gloria Lane <br />be extended to tie to the existing gravity system, that <br />erosion and silt control measures be taken, and that any <br />applicable requirements of the Alameda County Flood Control <br />District be met. <br />8. That a detailed grading and drianage plan be submitted for <br />approval as part of the improvement plans and that this <br />plan include the soils engineer's recommendations. <br />9. That the developer dedicate to the City for street right- <br />of-way purposes the parcels of land shown as Longview <br />Drive, Dorthea Court, Gloria Lane and any required widening <br />on Foothill Road. <br />10. That approval of the sanitary sewer system be withheld <br />pending final design. <br />11. That approval of the water system be withheld pending <br />final design. <br />12. That as a result of widening Longview Drive, the developer <br />relocate the existing water booster station at his expense <br />and to the satisfaction of the City Dngineer. <br />13. That the utility system for this development be installed <br />underground and that an approved street lighting system be <br />provided by the developer at the lowest possible energy <br />cost to the City. <br />14. That this development pay any and all applicable fees <br />including in-lieu park dedication fees. <br />15. That any existing wells or septic tanks be properly sealed <br />and abandoned prior to the start of grading operations. <br />16. That the developer dedicate an 8 ft. P.S.E. along the <br />frontage of Gloria Lane and Dorthea Court. <br />17. That names for all streets shown on the map be submitted <br />to the Planning Division for approval prior to submittal <br />of the final map. <br />-2- <br />
