3/12/80 -- Page 2 <br />T0: Planning Commission <br />RE: Tentative Map 4539 <br />3. That the developer dedicate to the City for access and <br />maintenance purposes a public service easement over parcels <br />of land shown on the tentative map as P.S.E.'s or private <br />access easements and as may be required by the City Engineer. <br />4. That "non-access" rights be dedicated on the final map for <br />Lots 34 through 47 along the Pico Avenue frontage and lots <br />40 and 41 along the "D" street frontage. <br />5. That approval for the precise line, grade, and structural <br />section of the streets within this development be withheld <br />pending final design. <br />6. That the developer submit complete improvement plans and <br />final map to the City for review and approval. <br />7. That a standard 46' street section be used on the following <br />streets: <br />a. Abbie Street from B Street east to the connection with <br />existing Abbie Street. <br />b. "B" Street <br />c. "C" Street from "B" Street to "D" Street. <br />The 46' section consists of a S' sidewalk, an 8' parking lane, <br />2 - 10' travel lanes, an 8' parking lane, and a 5' sidewalk <br />area (with or without sidewalk.) <br />8. That "D" Street be moved easterly 4 to 5 feet and that a <br />standard 60' street section be used which would provide a <br />10' park strip with a separated 4' sidewalk, an 8' parking. <br />lane 2- 12' travel lanes, an 8' parking lane and a 10' <br />landscaped park strip. <br />9, That all other public streets within the development be a <br />standard 42' street section, col~isting of a 5' sidewalk, <br />an 8' parking lane, 2 - 8' travel lanes, an 8' parking lane, <br />and a 5' sidewalk area (with or without sidewalk). <br />10. That the developer acknowledges his obligation for the <br />construction of one-half of Pico Avenue from First Street to <br />the Eastern Tract boundary. This street is required in that <br />it serves as the primary access for the development. With <br />the construction of this development and the north <br />one-half of Pico the following items of work are required and <br />become part of the obligation of the developer: <br />a. Complete design and construction of the north one-half of <br />Pico Avenue from First Street to the eastern boundary <br />of the tract. This will include clearing, grading, <br />installation of underground utilities, concrete curbs <br />and walks, pavement and base, fencing where required, <br />street trees, landscaping and signing. <br />
