6. That the developer pay any and all fees that the <br />property may be subject to. <br />7. That the haul route to the site shall be approved <br />by the City prior to construction. <br />8. That the following conservation features be included <br />in each home: a) low flush dater closets; b) shower <br />flow control heads; c) aerat~rs in interior faucets; <br />and d) insulation of hot water lines. <br />9. That the developer be aware that the project is subject <br />to the Residential Allocatioe Program (RAP) of the City <br />of Pleasanton and that no budding permits can be issued <br />until allocation has been granted under the RAP. <br />10. That the developer be aware ghat this project will be <br />subject to additional requirements under the Fire Code. <br />The Fire Marshal should be cdntacted for further infor- <br />mation. ' <br />11. That except as modified by t~'e development plan, the <br />site development standards f r the project shall be <br />those of the R-1-7500 District. <br />12. That all utilities required,~o serve this development <br />shall be installed undergrou d. <br />13. That the developer install street trees as required <br />by ordinance. <br />14. That any damage to the street improvements now existing <br />or done during construction ~n the subject property <br />shall be repaired at full ex ense to the developer. <br />15. That the site be kept free o~ fire hazards from the <br />start of construction to fin 1 inspection and that <br />the Fire Department emergency number be provided <br />adjacent to all telephones o~ the site. <br />16. That all dwelling units in t~e development shall <br />be constructed to meet the l test P.G.&E. Energy <br />Conservation Home Standards.~l <br />17. That the developer's contraci~or obtain an encroach- <br />ment permit from the City prior to the beginning of <br />construction. <br />18. That the developer acknowledges that the City of <br />Pleasanton does not guarantee the availability of <br />sufficient sewer capacity to~serve this development <br />by approval of this project,i~and that the developer <br />agrees and acknowledges that 'building permit approval <br />may be withheld if sewer capacity is found by the <br />City not to be available. <br />-3- <br />
