The development plan shows only two different home models on the <br />34 lots. However, Mr. Oakes has indicated that he would build <br />more models on the property when he begans development. The <br />models shown are similar to homes which have been constructed by <br />Mr. Oakes in the Pleasanton Meadows area. <br />A negative declaration accompanies this report. Based on the Initial <br />Environmental Study done for this project, it is the staff's opinion <br />that case PUD-79-14 would not have any significant adverse effects <br />on the environment. If your Commission concurs with this environ- <br />mental assessment, you must make the finding that the negative <br />declaration is appropriate for the project. The finding must be made <br />prior to taking action on the project itself. In making this finding <br />you should review the contents of Resolution No. 77-66 (Environmental <br />Impact Guidelines and Procedures). Please refer to page 8 of the <br />Guidelines for the. definition of significant effect and pages 20 <br />through 22 of the Guidelines for the details on determining signi- <br />ficant effect. <br />Staff Recommendation: Mr. Oakes his concurred with your recommendation <br />and increased the size of the lots. Additionally, he has increased <br />the rear yards and the distance between structures. The development <br />plan is in accordance with the_General Plan. For these reasons, <br />the staff recommends approval of,case PUD-79-14 subject to the <br />following conditions: <br />__ 1. That the development be substantially as shown on the <br />development plan, Exhibit A, pn file with the Planning <br />Division. <br />2. That there be a minimum of at least five models in the <br />development and that elevations for the additional <br />models be submitted to the Planning Division for <br />approval prior to submission df a tentative map. <br />3. That all two-story houses be separated by distances <br />of at least 20 ft. That the distance between a <br />single story house and the second story portion <br />of a two-story house be at least 17 ft. and that <br />the distance between single stlory houses be at <br />least 10 ft. <br />4. That the applicant submit a house siting plan showing <br />how the new models would be sued on the lots to <br />the Planning Division for approval prior to tentative <br />map submittal. <br />5. That conditions relating to grading, drainage, dust <br />control, erosion control, strebt widths, street <br />improvements, utilities, etc. Shall be considered <br />at the time of submittal of the tentative map on <br />the subject property. <br />-2- <br />
