4. That the "For Lease" sign on the north side of the <br />building shall be removed prior to occupancy of the <br />restaurant. <br />5. That all ducts, meters, air conditioning equipment <br />and any other mechanical equipment, whether on the <br />structure, on the ground or elsewhere be effectively <br />screened from view with materials architecturally <br />compatible with the main structure. <br />6. That all mechanical equipment be constructed in such <br />a manner that noise emanating from it will not be <br />perceptible at or beyond the property plane of the <br />subject property in a normal environment for this <br />zoning district. <br />7. That all trash and refuse be contained completely <br />within enclosed areas architecturally compatible <br />with the main structure. _ <br />8. That if signing for the project is desired, a <br />signing program be submitted to the City for <br />consideration under separate application. <br />If your Commission concurs and you approve this use permit, the <br />staff suggests that you make the following findings required for <br />the granting of a use permit prior to such approval. <br />A. That the proposed location of the conditional use <br />is in accord with the objectives of this chapter <br />and the purposes of the district in which the site <br />is located. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety or welfare or be materially injurious <br />to properties or improvements in the vicinity. <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter. <br />-2- <br />
