Item 9a ~~[H`~'j Staff Report 11~~ Planning Commission April 9, 1980 SUBJECT: Tentative Map Tract 4571 APPLICANT: Northwood Homes PURPOSE: Application for a tentative map to subdivide an approximately 2 acre parcel located on the west side of Muirwood Drive between Ginger Court and Lemonwood Way into 8 separate lots. ATTACHMENTS: 1. Tentative Map Tract 4571 2. Report from Engineering dated 4/9/80 Northwood Homes, developers of Unit 3 of the Oakhill Subdivision, has submitted a tentative map for the subdivision of the remaining 8 lots on the west side of Muirwood Drive. Oakhill Subdivision Unit 3 is located on both sides of Muirwood Drive between Pecan Court and Lemonwood Way and was approved under a planned unit development in 1978. Thirty-five lots of the subdivision were on the B-1 list of the 1972 Settlement Agreement and received RAP approval in 1978. A tentative map with 35 units was submitted and approved by your Commission on 1/10/79. Eleven of the lots are on the B-2 list and RAP approval for 8 of those lots was granted last January. The developer, therefore, is now submitting the tentative map for those 8 units. The tentative map is in conform- ance with the approved PUD for the subject property. An EIR was prepared for all of Unit 3 of the Oakhill subdivision. For this reason no further environmental assessment is needed at this time, and no environmental documents accompany this map. Staff Recommendation: Tentative Map Tract 4571 is in conformance with the approved PUD and with the General Plan. For these reasons, the staff recommends approval of Tentative Map Tract 4571 subject to the following conditions: 1. That the development be substantially Tentative Map Tract 4571 on file with 2.
