April 9, 1980 <br />t; Q~ <br />T0: <br />FROM: <br />SUBJECT: <br />Planning Commission <br />Engineering Services <br />Tentative Map Tract 4471 - Northwood Homes <br />Engineering Services recommends approval of Tentative Map <br />Tract 4471 subject to the following conditions: <br />1. That the development be substantially as shown on Tentative Map <br />Tract 3458, on file with the Planning Division except that <br />Muirwood Drive be constructed per condition number 10 of <br />Ordinance No. 851. <br />2. That the developer dedicate to the City for street right-of-way <br />purposes the parcels shown as Aster Ct., P4uirwood Drive, and <br />the associated 8 ft. public. service easement. <br />3. That adequate provision be made for silt and erosion control <br />in both construction and post construction phases of the <br />development. <br />4. That the existing streets adjacent to the development be <br />maintained in a clean condition during the construction period. <br />5. That all in-tract easements be granted as public service easements <br />with no reference to specific use, and that the minimum grades <br />be set at 0.5$ unless otherwise approved by the City Engineer. <br />6. That the developer provide all street lighting facilities <br />necessary to adequately light the streets within and adjacent <br />to this tract at the lowest possible energy cost to the City and <br />in accordance with the method, City owned or PG&E owned, that <br />is commonly in use by the City of Pleasanton at the time of the <br />Final *4ap. (LS-1C) <br />7. That all electric power distribution and communication service <br />systems be placed underground. <br />8. That any damage to street improvements now existing or done <br />during construction be repaired by the developer at his cost. <br />9. That the developer pay all fees that this parcel may be subject <br />to including in-lieu park dedication fees in effect at the time <br />of approval of the final map unless previously satisfied. <br />10. That street trees of a type and in a location approved by <br />Engineering Services be installed by the developer prior to <br />final inspection and/or occupancy of the dwelling units. <br />11. That the developer comply with all conditions of PUD-78-2. <br />
