25. That the following water conserving plumbing fixtures 1 <br />be installed: a) low flush water closets; b) shower <br />flow control heads; c) aerators in interior faucets; <br />and d) insulation of hot water lines. <br />26. That an urgency vehicle access be added at Vine <br />Street and the eastern boundary of the property. <br />27. That the developer dedicate to the City for street <br />right-of-way purposes a 50 ft. wide parcel of land <br />for the future extension of Vine Street and that the <br />developer enter into an agreement to construct or pay <br />for the construction of the Vine Street improvements <br />at such time as required by the City. <br />28. That the finish pavement elevations of the driveway <br />across the future Vine Street extension be set to <br />meet the extended grade of Vine Street. <br />29. That any area of the Arroyo del Valle within the pro- <br />perty boundary be dedicated in fee to the City or to <br />Alameda County Flood Control District. <br />30. That adequate access to the public sewer main at <br />the north end of the property be assured. <br />31. That the main access drive from Vineyard Avenue be <br />redesigned to provide safe, adequate vehicular access <br />to the development and that the existing duplex be <br />removed or remodeled as required. <br />32. That the area of the development adjacent to Vine <br />Street be designed to provide for opposing driveways. <br />33. That a parcel map or final map be processed for this <br />development unless it is developed as a single lot <br />apartment complex. <br />34. That the drive area be dedicated as a public service <br />easement. <br />35. That the on-site water main be extended to tie into <br />the public system within Pleasanton Greens. <br />36. That all enclosed garages be provided with garage <br />door openers. <br />37. That the remodeled duplex shall be subject to design <br />review by the staff. <br />38. That the gate be removed from the "new garage" area <br />and two additional parking spaces installed in the <br />adjacent area. <br />-4- <br />
