16. That all utilities required to serve the development <br />be installed underground. <br />17. That the applicant enter into an agreement with the <br />City approved by the City Attorney which guarantees <br />that all landscaping included in this project will <br />be maintained in a healthful, attractive and weedfree <br />manner. Said agreement shall run with the land for <br />the duration of the existence of the structures <br />located on the subject property. <br />18. That the developer install street trees as required <br />per ordinance. <br />19. That any damage to street improvements now existing or <br />done during construction on the subject property be <br />repaired at full expense to the developer. <br />20. That lighting approved by the Police Department shall <br />be provided around the perimeters of all buildings on <br />the subject property. <br />21. That the developer install street frontage improvements <br />across the entire Vineyard Avenue frontage of the <br />subject property per ordinance and to the satisfaction <br />of the Director of Engineering Services. These improve- <br />ments to include, but are not necessarily limited to, <br />grading, curb and gutter, sidewalk paving, storm drain, <br />sanitary sewer, water facilities, street lighting, <br />underground utilities, and traffic control devices. <br />22. That the property owner enter into an agreement with <br />the City, approved by the City Attorney, whereby he <br />agrees to construct or finance the construction of <br />full Vine Street improvements across the site at <br />such time in the future that this is deemed necessary <br />by the Director of Engineering Services. Said improve- <br />ments to include, but are not necessarily limited to, <br />grading, curb and gutter, sidewalk paving, street <br />lighting, street trees, street monuments, underground <br />utilities, storm drain facilities, sanitary sewer <br />facilities, tree removal and traffic control devices. <br />This agreement shall be executed and approved by the <br />City Attorney prior to the issuance of a building <br />permit. <br />23. That the site be kept free of fire hazards from the <br />start of construction to final inspection and that the <br />Fire Department emergency number be provided adjacent <br />to all telephones on the site. <br />24. That all dwelling units in <br />to meet the latest P.G.&E. <br />Standards. <br />the development be constructed <br />Energy Conservation Home <br />-3- <br />
