3. That final plans for the recreation center, including <br />the elevations of any structures therein, shall be <br />submitted to the Planning Division for approval prior <br />to issuance of a building permit. <br />4. That prior to filing a final subdivision map on the <br />subject property, CC&RS for the development shall be <br />approved by the City Attorney. These CC&RS shall <br />provide for a homeowners association with sufficient <br />power to manage all commonly owned areas. The City <br />shall be named as beneficiary of such CC&Rs and <br />granted the power to enforce its provisions if the <br />homeowners association fails to do so. <br />5. That each unit be provided with an automatic garage <br />door opener. <br />6. That the developer submit proposed colors for the <br />structures to the Planning Division for approval <br />prior to the issuance of a building permit. <br />7. That the application as proposed will be subject to <br />additional requirements under the City Fire Code. The <br />applicant is requested to contact the Fire Prevention <br />Bureau for more detailed information. <br />8. That the street number of the buildings be posted so <br />as to be easily seen from the street at all times, day <br />and night. <br />9. That all ducts, meters, air conditioning equipment, and <br />any other mechanical equipment, whether on the structure, <br />on the ground, or elsewhere, be effectively screened <br />from view with materials architecturally compatible <br />with the main structure, and that plans for the screening <br />of this equipment shall be approved by the Planning <br />Division prior to issuance of a building permit. <br />10. That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be per- <br />ceptible at or beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br />11. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br />12. That all trash and refuse be contained completely within <br />enclosures architecturally compatible with the main <br />structure. <br />13. That all trees used in landscaping be a minimum of <br />15 gallons in size and all shrubs a minimum of <br />5 gallons. <br />-2- <br />
