PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1898 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF A PLANNED UNIT <br />DEVELOPMENT FOR DENNAN CONSTRUCTION AS FILED UNDER <br />CASE PUD-80-7. <br />WHEREAS, Dennan Construction Company has applied to rezone from the <br />R-1-6500 (Single-Family Residential) District to the PUD <br />(Planned Unit Development) District a 4.4 acre site located <br />on the east side of Fairlands Drive immediately north of <br />West Las Positas Boulevard and a request for development <br />plan approval for a 35-unit condominium complex proposed <br />to be built at this lcation; and <br />WHEREAS, a public hearing was held on August 13, 1980, wherein all <br />pertinent information was presented for the Commission's <br />review. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission recommends approval of case <br />PUD-80-7 because it has made the determination that this <br />project meets all objectives of the Zoning Ordinance subject <br />to the following conditions: <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with the Planning <br />Division with the following changes: <br />a. The access way to the park shall be a minimum of <br />28 ft. in width. <br />b. The pool equipment building shall be moved to <br />the northeastern corner of the recreation <br />area. <br />c. The redwood fence around the recreation area <br />shall be a maximum of 4-1/2 ft. in height. <br />d. Patio fences shall be a minimum of 16 ft. <br />from the side or front property lines. <br />2. That the property owner grant an access easement to <br />the City over the full length of the access way <br />between Fairlands Drive and the park, said easement to <br />be approved by--the City,Attorney prior to issuance of <br />a building permit. <br />
