PLANNING COMMISSION CITY OF PLEASANTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION NO. 1898 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RECOMMENDING APPROVAL OF A PLANNED UNIT DEVELOPMENT FOR DENNAN CONSTRUCTION AS FILED UNDER CASE PUD-80-7. WHEREAS, Dennan Construction Company has applied to rezone from the R-1-6500 (Single-Family Residential) District to the PUD (Planned Unit Development) District a 4.4 acre site located on the east side of Fairlands Drive immediately north of West Las Positas Boulevard and a request for development plan approval for a 35-unit condominium complex proposed to be built at this lcation; and WHEREAS, a public hearing was held on August 13, 1980, wherein all pertinent information was presented for the Commission's review. NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: Section 1. The Planning Commission recommends approval of case PUD-80-7 because it has made the determination that this project meets all objectives of the Zoning Ordinance subject to the following conditions: 1. That the development be substantially as shown on the development plan, Exhibit A, on file with the Planning Division with the following changes: a. The access way to the park shall be a minimum of 28 ft. in width. b. The pool equipment building shall be moved to the northeastern corner of the recreation area. c. The redwood fence around the recreation area shall be a maximum of 4-1/2 ft. in height. d. Patio fences shall be a minimum of 16 ft. from the side or front property lines. 2. That the property owner grant an access easement to the City over the full length of the access way between Fairlands Drive and the park, said easement to be approved by--the City,Attorney prior to issuance of a building permit.
