4. That because of the location of the development adjacent <br />to a residential neighborhood, the hours of operation <br />for warehousing on the subject property be between 8:00 <br />A.M, and 6:00 P.M., Monday through Saturday only. <br />5. That the applicant contact the Fire Marshal with regard <br />to fire protection on the site. <br />6. That the portion of the property shown for future <br />development be maintained in a hazard-free condition <br />at all times. <br />7. That no parking signs be installed along the 20 foot <br />wide section of the driveway. <br />8. That the developer dedicate to the City an 6 ft. <br />public service easement parallel to and contiguous <br />with the Ray Street property line across the entire <br />frontage of the subject property. <br />9. That the developer install street trees as required <br />per ordinance. <br />10. That the developer submit a building permit survey and _ <br />site development plan in accordance with the Survey <br />Ordinance (Article 3, Chapter 3, Title II) and that <br />these plans be approved by the City Engineer prior <br />to the issuance of a building permit. <br />11. That the site development plan include all required <br />information to design and construct site, grading, <br />paving and drainage. <br />12. That the paving sections for the parking and drive areas <br />be designed on the basis of an R-value test and a traffic <br />index to carry the anticipated traffic load. This <br />design shall be subject to the approval of the City <br />Engineer. The minimum paving section shall be 2" A.C. <br />on 5" A.B. The minimum A.C. pavement slope shall be 18. <br />13. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of construction. <br />14. That the developer pay any and all fees that the property <br />may be subject to. <br />15. That no parking of vehicles or equipment shall be per- <br />mitted on any undeveloped portion of the parcel. <br />-2- <br />
