PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1716 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF <br />PUD-78-5. <br />WHEREAS, the Chamberlain Group has filed an application for approval <br />of a planned unit development consisting of a 75 lot <br />single family residential subdivision on a 65 acre site <br />located at the eastern end of Arbor Drive in Vintage Hills. <br />The site is zoned PUD (Planned Unit Development - Medium <br />Density Residential) District. <br />WHEREAS, the Planning Commission has held a public hearing on <br />this matter wherein all pertinent information was presented <br />for the Commission's review; and <br />WHEREAS, the Planning Commission has reviewed the possible environ- <br />mental effects of the project and has found, with the <br />conditions of approval, there would be no significant <br />environmental impacts because the conditions of approval <br />reduce any impacts to an insignificant level; and <br />WHEREAS, the Planning Commission has found that the PUD is in <br />conformance with the General Plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. That this Commission recommends approval of PUD-78-5 <br />subject to the conditions listed below. <br />1. That the minimum width of building pads (measured from <br />the middle of the pad) be 75 feet. <br />2. That the development be substantially as shown on the <br />site plan, landscape, plan, grading plan and topographic <br />map, Exhibit A, and the elevations and Plot Map, <br />Exhibit B, on file with the Planning Division. <br />3. That the developer provide controlled access off the <br />cul-de-sacs to prevent dirt bikes and other off road <br />vehicles from using open space areas. <br />4. That an outfall structure and/or silt basin be provided <br />at full expense to the developer at each outfall in the <br />park site. <br />5. That a permanent drainage improvement, such as a con- <br />crete lined drainage Swale be provided to direct run- <br />off into the western cul-de-sac. <br />
