5. That the majority of the land shall be used for <br />research and development, administrative office, <br />industrial and wholesale activities in order to <br />increase the potential for providing jobs for <br />Valley area residents. <br />6. That all streets serving the property shall be <br />aligned to minimize the loss of trees. <br />7. That a comprehensive traffic study for the <br />entire site shall be prepared by the applicant <br />prior to the first phase of development. <br />8. That all off-site improvements necessary for the <br />proposed development of the land shall be paid <br />for with private funds, special assessment district <br />funds or similar funding. <br />9. That standard fire flow shall be made available <br />for the first phase of the development. <br />Section 2.
