PLANNING COMMISSION
CITY OF PLEASANTON
COUNTY OF ALAMEDA
STATE OF CALIFORNIA
RESOLUTION NO. 1766
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PLEASANTON RECOMMENDING APPROVAL OF A
GENERAL PLAN AMENDMENT FILED UNDER GP-79-6,
ALFRED FROMM AND THE CITY OF PLEASANTON.
WHEREAS, the Planning Commission has reviewed the application to
change the land use designation on the area bounded by
I-680, the Arroyo del Valle, the extension of Valley
Avenue and Bernal Avenue from "Agricultural and Grazing" to
"Industrial and Commercial;" and
WHEREAS, the Planning Commission has determined that the proposed
change would not be detrimental to the orderly development
of the City; and
WHEREAS, the Planning Commission has reviewed this application and
heard public testimony concerning this.
NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING:
Section 1. That this Commission recommends to the City Council that
the proposed General Plan Amendment, GP-79-6, be approved
-- subject to the following conditions:
1. That case GP-79-6 does not become effective until the
subject property has been annexed to the City unless
otherwise agreed to by the City and the applicant.
2. That this amendment is intended to include the 96+ acre
Fromm property, San Francisco Water Department Parcel
No. 946-3480-9-6 and whatever portion of the Alameda
County Fairgrounds property that is needed to construct
Valley Avenue from Bernal Avenue to the Arroyo del Valle,
and a bridge over the Arroyo del Valle to connect that
segment of the street with the existing Valley Avenue
in the Del Prado area.
3. That the developer should be aware that because of the
large amount of traffic which would be generated by
the property if it is developed as proposed, that at some
point in the approval process (annexation, rezoning, etc.),
the property owner will be required to dedicate a portion
of Valley Avenue to the extent necessary to service the
subject property, and to construct a portion of a
permanent bridge across the Arroyo del Valle on Valley
Avenue.
4. That the development of the site be phased in such a way
r- that farming on the property can continue and that such
farming continue until at least two-thirds of the pro-
perty is developed.
