PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1766 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF A <br />GENERAL PLAN AMENDMENT FILED UNDER GP-79-6, <br />ALFRED FROMM AND THE CITY OF PLEASANTON. <br />WHEREAS, the Planning Commission has reviewed the application to <br />change the land use designation on the area bounded by <br />I-680, the Arroyo del Valle, the extension of Valley <br />Avenue and Bernal Avenue from "Agricultural and Grazing" to <br />"Industrial and Commercial;" and <br />WHEREAS, the Planning Commission has determined that the proposed <br />change would not be detrimental to the orderly development <br />of the City; and <br />WHEREAS, the Planning Commission has reviewed this application and <br />heard public testimony concerning this. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. That this Commission recommends to the City Council that <br />the proposed General Plan Amendment, GP-79-6, be approved <br />-- subject to the following conditions: <br />1. That case GP-79-6 does not become effective until the <br />subject property has been annexed to the City unless <br />otherwise agreed to by the City and the applicant. <br />2. That this amendment is intended to include the 96+ acre <br />Fromm property, San Francisco Water Department Parcel <br />No. 946-3480-9-6 and whatever portion of the Alameda <br />County Fairgrounds property that is needed to construct <br />Valley Avenue from Bernal Avenue to the Arroyo del Valle, <br />and a bridge over the Arroyo del Valle to connect that <br />segment of the street with the existing Valley Avenue <br />in the Del Prado area. <br />3. That the developer should be aware that because of the <br />large amount of traffic which would be generated by <br />the property if it is developed as proposed, that at some <br />point in the approval process (annexation, rezoning, etc.), <br />the property owner will be required to dedicate a portion <br />of Valley Avenue to the extent necessary to service the <br />subject property, and to construct a portion of a <br />permanent bridge across the Arroyo del Valle on Valley <br />Avenue. <br />4. That the development of the site be phased in such a way <br />r- that farming on the property can continue and that such <br />farming continue until at least two-thirds of the pro- <br />perty is developed. <br />
