3. That the developer enter into an agreement to parti- <br />cipate in the future off-site sewer system. This <br />agreement shall be executed prior to final approval <br />of the subdivision map. <br />4. That the applications for the interim use of <br />holding tanks be processed through the City Council <br />prior to issuance of any building permits for any <br />structures in the subdivision. <br />S. That prior to approval of the final map, the <br />developer shall receive approval from the City <br />Engineer of the final design plan for the proposed <br />water system to serve the subject property. <br />6. That prior to approval of the final map, the <br />developer receive approval from the City Engineer <br />for the final design plans for the proposed storm <br />drainage system, and that all requirements of the <br />Alameda County Flood Control District shall be met. <br />7. That no grading or filling take place on that portion <br />of lot 8 not subject to the grading plan approved by <br />the Planning Commission on May 10, 1978, until a <br />new grading plan (which covers this residual area) has <br />been filed and approved. <br />8. That an easement and a temporary turn-around shall <br />be provided at the southern end of California Avenue. <br />9. That since the development of the property involved <br />in Tentative Map, Tract 4166 will generate vehicular <br />traffic which will have a significant impact on the <br />intersection of California Avenue and Stanley Boule- <br />vard, the developer shall agree to the installation <br />of traffic control devices necessary to regulate <br />traffic at that intersection, if in the opinion of <br />the City Engineer, an unacceptable level of traffic <br />congestion develops at that intersection. Said <br />traffic control devices will probably include a <br />traffic signal, the cost of which may have to be <br />borne entirely by the developer. <br />Section 2.
