3. That the developer enter into an agreement to parti- cipate in the future off-site sewer system. This agreement shall be executed prior to final approval of the subdivision map. 4. That the applications for the interim use of holding tanks be processed through the City Council prior to issuance of any building permits for any structures in the subdivision. S. That prior to approval of the final map, the developer shall receive approval from the City Engineer of the final design plan for the proposed water system to serve the subject property. 6. That prior to approval of the final map, the developer receive approval from the City Engineer for the final design plans for the proposed storm drainage system, and that all requirements of the Alameda County Flood Control District shall be met. 7. That no grading or filling take place on that portion of lot 8 not subject to the grading plan approved by the Planning Commission on May 10, 1978, until a new grading plan (which covers this residual area) has been filed and approved. 8. That an easement and a temporary turn-around shall be provided at the southern end of California Avenue. 9. That since the development of the property involved in Tentative Map, Tract 4166 will generate vehicular traffic which will have a significant impact on the intersection of California Avenue and Stanley Boule- vard, the developer shall agree to the installation of traffic control devices necessary to regulate traffic at that intersection, if in the opinion of the City Engineer, an unacceptable level of traffic congestion develops at that intersection. Said traffic control devices will probably include a traffic signal, the cost of which may have to be borne entirely by the developer. Section 2. This resolution shall become effective immediately upon its passage and adoption. /// - 2-
