November 30, 1977 <br />TO: Director of Planning <br />FROM: Director of Engineer <br />Community Development <br />Services <br />SUBJECT: Report on Tentative Ma~, Tract 3966, as required by <br />Section 2-2.07, Articl' 1, Chapter 1, Title II of <br />the Ordinance Code. <br />This report represents considera ion by Engineering Services, Field <br />Services, and the Fire Departmen and does not include comments <br />from other City departments or i terested outside agencies. <br />Street Geometries <br />Del Valle Parkway <br />Del Valle Parkway shall be desig ed and constructed as a 120' <br />standard parkway section as show on this map and as per adopted <br />plan line. <br />The median opening at the east e d of the Del Valle Parkway is a <br />temporary opening for a traffic urn around and is generally <br />acceptable as shown. A standard barricade will be installed across <br />the end of the street. <br />The temporary median opening sho n opposite the 35' driveway will <br />be relocated easterly to a point opposite the easterly private <br />drive opening and is generally a ceptable in form as shown and <br />will become a future median opening. <br />The 25' driveway will be realign d to a location directly opposite <br />the driveway for the westerly private drive to provide for a <br />temporary and future median opening. <br />In the event that this developme t precedes Tract 3359, Creek's <br />Bend, temporary transition pavin will be required at the west <br />end of the Del Valle Parkway. <br />It is recommended and should be required that a 6" asphalt berm be <br />constructed along the edge of p wing along Del Valle Parkway to <br />aid in channelization of traffic and to greatly minimize required <br />maintenance by the City. <br />The on-site private drives are enerally acceptable as shown and <br />will be covered by a blanket P. .E. <br />Proposed Trail System <br />The East Bay Regional Park Distr: <br />Manual adopted in revised form i~ <br />Pleasanton General Plan for Bicyc <br />approved on January 27, 1977 by 1 <br />the authority, guidelines, and gf <br />trail system along the Arroyo de: <br />ct Regional Trails Plan and Trail <br />October, 1976 and the City of <br />le, Horse, and Hiking Trail Systems <br />he Pleasanton City Council provide <br />neral criteria for a joint use <br />Valle. <br />These plans and current City polifcy call for acquisition of the trail <br />system right-of-way by subdivisi n process and conditions of approval <br />of private development. <br />As part of the dedication of the Arroyo del Valle channel right-of-way <br />from the developer to Zone 7, an easement would be obtained from <br />Zone 7 to the City of Pleasanton for use of the proposed trail system. <br />The .trail system as proposed woulfd be for joint use for hiking, <br />i_-._..1 .~._ .....A F ..... .. ........ ..
