7. That the fences shown along the north and west bounda- <br />ries shall be the pity standard detail modified to <br />delete the pilaste$s. <br />8. That the initial 3~ units constructed in the project <br />be west of the ext nsion of Muirwood Drive, preferably <br />on lots 9 through ~3. <br />9. That the eight units east of Muirwood Drive be the last <br />to be constructed.'.. <br />10. That Muirwood Driv and all streets west of it in the <br />project area be co~pletely constructed in conjunction <br />with the first 35 knits of the development except that <br />a continuous Q" hi~h temporary asphalt berm be construc- <br />ted along the east side of Muirwood Drive from Lemonwood <br />Drive to the northern tract boundary and that no streets <br />be stubbed out on ~he east side of Muirwood Drive during <br />this phase of deve opment; that the exact location of <br />the asphalt berm b~ determined by the City Engineer. <br />11. That the City Engineer make the final determination <br />whether Lemonwood give shall be constructed, as shown <br />on the developmentplan, in conjunction with the initial <br />35 units of the project. <br />12. That all bedrooms ~n all homes adjacent to Muirwood Drive <br />have "closed windo~ construction" and that closed window <br />construction in th s case shall be defined as specially _ <br />sealed openable wi doves with air conditioning for those <br />rooms. <br />13. That the following '',water conserving plumbing fixtures be <br />installed: <br />A. Low flush watr closets <br />B. Shower flow c ntrol heads <br />C. Aerators in i terior faucets <br />D. Insulation of ',hot water lines <br />14. That the developerl,be advised that the property is located <br />in the Dublin San ~amon Services District sewage treatment <br />area and the avail bility of sewer .connections to the <br />D.S.R.S.D. plant a~e subject to an agreement dated <br />November 8, 1972 w ich establishes priority listings for <br />sewer connections. A copy of the above agreement can be <br />obtained from the ity Administrative offices. That the <br />developer be info ed that sufficient sewer connections <br />are not now availa le to serve the subject property, that <br />the time schedule hen service would become available is <br />uncertain (if ever)i, and that a building permit cannot <br />be issued-for construction on the property until sewage <br />treatment capacity',is available or a private sewage dis- <br />posal system is approved by the City Council. That the <br />approval of the development with a private sewage disposal -- <br />system does not entitle the development to any priority <br />for a sewer connection. The development will be on any <br />approved private system for an unknown number of years. <br />-2- <br />
