7. That the fences shown along the north and west bounda- ries shall be the pity standard detail modified to delete the pilaste$s. 8. That the initial 3~ units constructed in the project be west of the ext nsion of Muirwood Drive, preferably on lots 9 through ~3. 9. That the eight units east of Muirwood Drive be the last to be constructed.'.. 10. That Muirwood Driv and all streets west of it in the project area be co~pletely constructed in conjunction with the first 35 knits of the development except that a continuous Q" hi~h temporary asphalt berm be construc- ted along the east side of Muirwood Drive from Lemonwood Drive to the northern tract boundary and that no streets be stubbed out on ~he east side of Muirwood Drive during this phase of deve opment; that the exact location of the asphalt berm b~ determined by the City Engineer. 11. That the City Engineer make the final determination whether Lemonwood give shall be constructed, as shown on the developmentplan, in conjunction with the initial 35 units of the project. 12. That all bedrooms ~n all homes adjacent to Muirwood Drive have "closed windo~ construction" and that closed window construction in th s case shall be defined as specially _ sealed openable wi doves with air conditioning for those rooms. 13. That the following '',water conserving plumbing fixtures be installed: A. Low flush watr closets B. Shower flow c ntrol heads C. Aerators in i terior faucets D. Insulation of ',hot water lines 14. That the developerl,be advised that the property is located in the Dublin San ~amon Services District sewage treatment area and the avail bility of sewer .connections to the D.S.R.S.D. plant a~e subject to an agreement dated November 8, 1972 w ich establishes priority listings for sewer connections. A copy of the above agreement can be obtained from the ity Administrative offices. That the developer be info ed that sufficient sewer connections are not now availa le to serve the subject property, that the time schedule hen service would become available is uncertain (if ever)i, and that a building permit cannot be issued-for construction on the property until sewage treatment capacity',is available or a private sewage dis- posal system is approved by the City Council. That the approval of the development with a private sewage disposal -- system does not entitle the development to any priority for a sewer connection. The development will be on any approved private system for an unknown number of years. -2-
