14. That all trees used in landscaping be a minimum of 15 <br />gallons in size and all shrubs a minimum of 5 gallons. <br />15. That 6" vertical concrete curbs be installed between <br />all paved and landscaped areas. <br />16. That all parking spaces be striped and provided with <br />wheel stops unless they are fronted by concrete curbs, <br />in which case sufficient areas shall be provided beyond <br />the ends of all parking spaces to accommodate the <br />overhang of automobiles. <br />17. That all utilities required to serve the development <br />be installed underground. <br />18. That the applicant enter into an agreement with the <br />City approved by the City Attorney which guarantees <br />that all landscaping included in this project will be <br />maintained in a healthful, attractive and weedfree <br />manner. Said agreement shall be recorded and shall <br />run with the land for the duration of the existence <br />of the structures located on the subject property. <br />19. That the developer install street trees as required <br />per ordinance. <br />20. That any damage to street improvements now existing <br />or done during construction on the subject property <br />be repaired at full expense to the developer. <br />21. That silhouette, low-level lighting be provided around <br />the perimeters of all buildings on the subject property. <br />22. That if required by the Police Department, the building <br />be equipped with an alarm system, the type to be ap- <br />proved by the Police Department and that this system <br />shall be installed prior to final building inspection. <br />23. That approval of this development does not guarantee <br />that the developer will receive sewage connections, <br />now or at anytime in the future. This development is <br />;in the Sunol Sewer Service area and is subject to the <br />allocation formula established by Resolution No. 76-83. <br />Until provision for sewage treatment has been arranged, <br />no building permits may be issued for the development <br />of any or all of the project, No estimate can be made <br />as to when this development may obtain sewer permits. <br />Should the applicant wish to use a private sewage dis- <br />posal method (i.e., a holding tank), approval of such <br />a private system would provide no priority for sewer <br />connections. <br />-3- <br />
